BACKGROUND INFORMATION

 Estimating the value of real estate may be required for different reasons including investment appraisal, project feasibility assessment, financing, financial reporting purposes etc. Valuing real estate may be quite complex as there are various types of properties with each property having unique features such as location, views, condition, form of legal ownership and use restriction. This session will provide insights on how to value different types of property with a focus on the various approaches and methodologies that may be adopted and the key considerations to be made.

OBJECTIVES OF THE SESSION

During this session we will take a deep dive into real estate valuations. In the first part of the session, we will discuss the basis and premise of value, walk through the different valuation approaches and methodologies that could be adopted when valuing real estate depending on the type of real estate and purpose of the valuation, as well as, consider any assumptions and special assumptions that may need to be made. The second part of the session will focus on practical examples and key considerations relevant to valuers and users of valuations alike.

SPEAKER'S PROFILE

Hermione Arciola is a Partner at KPMG in Malta with 14 years of Deal Advisory experience. Throughout her career Hermione has taken a leading role in local and cross border vendor and buy-side due diligence assignments for clients operating in various sectors, as well as, in assisting clients with the raising of debt and equity finance through the local capital market. Hermione has also accumulated a wealth of experience assisting both local and international clients operating across various industries through the delivery of valuation, mergers and acquisitions and financing assignments, as well as, assignments involving the preparation of business plans for large real estate development projects and turnaround plans. Hermione holds a Bachelor of Accountancy (Hons.) from the University of Malta and an MSc in International Accounting and Finance from Cass Business School, London.
